1. Who we are

Investors Equity Group, LLC (“IEG”, “we”, “us”) makes business purpose loans secured by residential investment property. Our address is 14981 Reflection Key Cir #323, Ft Myers, FL 33907. You can reach us at info@investorsequitygroup.com or (239) 204-5363.

2. What we collect

When you browse this site. Standard server and request information: IP address, browser type, pages viewed, and the site that referred you. If you use the chat widget, whatever you type into it, along with any name, email address or mobile number you give.

When you ask what a property qualifies for. Details of the property and the transaction — address, price or value, rent, taxes, insurance, the loan you want — and a credit score range you tell us. At this stage we do not pull credit and we do not need your Social Security number.

When you apply. Information about the borrowing entity and about each individual who guarantees the loan. For guarantors this includes name, address, date of birth, Social Security number, contact details, and information about experience, assets and liabilities. We collect documents you upload — entity formation papers, identification, bank statements, leases, purchase contracts, insurance, and similar.

From other sources. Consumer credit reports from our credit vendor, with your written authorization. Appraisal reports and property data from the appraisal management company we commission. Verification information from third parties such as title companies and insurers.

3. How we use it

• To answer your question about what a property qualifies for.
• To underwrite, approve, decline, document, close and fund a loan.
• To order and review an appraisal, title work and insurance.
• To sell or assign a closed loan to the investor who buys it.
• To service the relationship and communicate with you about it.
• To meet legal, regulatory, anti-money-laundering and record-keeping obligations.
• To detect and prevent fraud, and to protect our rights and yours.

We do not sell your information, and we do not share it with anyone for their own marketing.

4. Automated processing, and what decides your loan

We use software from Anthropic to run the assistant that asks you questions on our site, and to read documents you upload so their contents can be entered onto your file. Information you provide may be processed by that service for those purposes.

No artificial intelligence decides whether you get a loan. Our underwriting is a deterministic rules engine reading the investor guidelines that apply to your programme; where it cannot evaluate a rule it reports a missing fact rather than guessing. Anything a model reads from a document is reviewed and accepted by a person before it touches your file, and every credit decision is made by a human underwriter. The system recommends; a person decides.

5. Who we share it with

We share what is necessary, with:

• Credit reporting agencies, to obtain your credit report with your authorization.
• Appraisal management companies and appraisers, to order and receive a valuation of the property.
• Investors and loan purchasers, who buy the closed loan and whose guidelines the loan was underwritten to.
• Title companies, closing agents, insurers and attorneys, to close the transaction.
• Service providers who run the software this business depends on — hosting, database and file storage, payment processing, email and text messaging, and document and data processing — each under contract and only for the purpose we engaged them for.
• Referral partners, limited to the status of a file they referred. A referring agent sees where their client’s file stands. They do not see credit reports, Social Security numbers, income or asset detail.
• Regulators, auditors and law enforcement, where the law requires it.

6. Text messages

If you give us your mobile number and agree to be contacted, we may send you text messages about your enquiry or your loan — for example to confirm details, tell you a document is needed, or let you know a file has moved.

• Message frequency varies with what is happening on your file.
• Message and data rates may apply.
• Reply STOP at any time to opt out. Reply HELP for help, or contact us at the address above.
• Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third party. Information may still be shared with the service providers described above strictly to deliver the messages themselves.

7. Where your information lives, and how it is protected

Our systems and the vendors we use for storage and processing operate in the United States. We do not route your application data outside the United States.

Protections include:

• Social Security numbers are encrypted, are never displayed in full, and are decrypted in one place only — at the moment a credit report is pulled.
• Access is separated by role and enforced in the database, not only in the screens. A referral partner and a borrower cannot reach each other’s files.
• Changes to a file are recorded in an audit trail that cannot be edited or deleted.
• We do not store card numbers. Card payments are handled by our payment processor and we keep only their reference.

No system is perfectly secure, and we do not claim otherwise. If we learn of a breach affecting your information we will notify you as the law requires.

8. How long we keep it

We keep loan files, and the records supporting the decisions on them, for as long as we have a business or legal reason to — which for a closed loan means the life of the loan and the record-keeping period that follows it, and for a declined or withdrawn file means the period applicable law requires. Enquiries that never become applications are kept for a shorter period.

9. Your choices

• You can decline to provide information, though we may then be unable to consider your application.
• You can opt out of text messages by replying STOP, and out of marketing email using the unsubscribe link.
• You can ask us what information we hold about you, ask us to correct it, or ask us to delete it. Write to info@investorsequitygroup.com. Some records we are required to keep, and we will tell you when that is the case.
• If your credit report is used to decline an application or to offer less favourable terms, you have rights under the Fair Credit Reporting Act, including the right to a free copy of the report and to dispute what it says. We will give you the notice that law requires.

10. Business purpose lending

IEG makes loans for business purposes to entities, secured by non-owner-occupied residential investment property. We do not make consumer loans. Some consumer financial privacy rules apply to consumer transactions and not to business purpose ones; where that is so, we have chosen to describe and follow the practices above anyway, because the individuals who guarantee these loans are people and their information deserves the same care.

11. Children

This site is not directed to anyone under 18 and we do not knowingly collect information from them.

12. Changes

We may update this policy. The effective date at the top tells you when the current version took effect. If a change is material we will make that clear on this page.
